Are You a Member of GTSRA?


As a community, we are only as strong as our weakest link... or something like that :)

Are you part of the Residents' Association? It doesn't cost much and is a lot better than waiting to see what happens. Drop us an email or refer to the contacts below, just remember, your vote counts.

Note: To go ahead with the plans to get MBSA approval for a gated and guarded community, we need 85% of owners to consent. Have you signed up?

    When we buy an over MYR 1 million worth of property, I believe all of you want the surroundings to look HIGH CLASS, just like Glenmarie Court, Glenmarie Residence or Saujana O-Lot.

    So, don't be stingy or selfish, holding this "WHY MUST I PAY" attitude. When EVERYONE pay MYR 300 or higher, the community or I&P will be able to work out a proper plan to construct a guard house and build a proper fencing. This will elevate the value of the property further. With the current unpleasant surrounding view, Temasya Suria looks like a cheap housing estate. As an investor, I will not buy or stay here.

    So, don't be penny wise, pound foolish.

  2. Actually I think Temasya looks fine but could be better. What I am waiting for is a real plan before I commit my money.

    I think the RA is doing a good job so far with the wood barrier and the new fencing (which looks a bit flimsy...) but gating the whole area is not cheap. Don't forget, we are investors too...

    I think the RA should put in more initiative and good negotiation skills to discuss with I&P to put up a proper fencing and guard house, where I&P will bear the cost, as this will be very expensive. We the residents will just pay for the maintenance fee of MYR 300, I think that is fair.

    Frankly speaking, I really cannot stand
    the so called " guard house", it looks like a shade, sorry I mean we need to maintain this
    solid and secure exterior. Take a drive to Saujana O-Lot, you can tell how "dismay" is Temasya Suria guard house.

    The interior and the space of the house are fantastic, but the guard house and fencing, I have to admit is lousy. Most buyers will have second thought, I mean this is not good for the property appreciation value and also to I&P when they are launching the new phase of housing estate.

    As much as we would like that to happen, InP is not contractually bound to do that unlike Saujana O-Lot whose S&P stipulated it. Like you said, the fencing is expensive. What we are negotiating is for them to bear as much as possible and we are using our position as customers of InP to negotiate for better support.

    In that respect, we have gotten them to erect the temporary fencing along Jln Askar at no charge to us, while the RA footed the bill of the wooden barricade and the boom gate (note: this has not been paid for and we are asking the manufacturer to fix the defect).

    Look around you... Ara Damansara is in a similar position and it was the RA who mobilized the residents to fund and build the fencing.

    Furthermore, to do this, we need to follow due process. This begins with the 85% written approval from residents/owners to be submitted to MBSA. After that, the inevitable funding of the fencing/guard house and the operational costs thereafter.

    The tent that the guards are using was generously donated by a resident who did not want the guards to work in the hot sun or rain. Again you are comparing 2 significantly different positions. We are having enough problems getting residents to cough up the mobilization fund of RM 300, what more the eventual cost of the perimeter fencing?

    Like you, we are all investing into this community. If you can contribute or have ideas on how to get this achieved, we welcome you to share with us. Heck, we even invite you to come on board :)

    I believe everyone want to stay in a safe and secure environment. So far, I appreciate things that RA has done, but I think it can be better by putting more "healthy pressure" to I&P.

    Trust me, I&P has a way to build perimeter using bricks or other materials at a reasonable cost given their bulk purchase of raw materials for construction. As for the security system, RA can check with several security firms, where they offer security bar and access cards package deal. RA can approach Glenmarie Court security guards, my friend told me they are very helpful and are willing to provide more information.

    Due to my work nature, I always travel and reached back home during the wee hours. There were 2 times, around 4 am, I saw 4 to 5 Negro men walking around Jalan Askar and nearby the playground taking pictures. I really have no idea where these men come from. They were driving an Alphard car, fully tinted. They really look like professional thief. I tried to chase them away, but after analyzing the surrounding, I am at a disadvantage if they rebel - 4 against 1. I reported to police, and they told me...." Ok, but nothing happen to you right, so we can't do anything yet". Inside my heart, if something bad happen, that is too late already. I can afford to lose material things, but not my beloved family members.

    I guess is an "easy prey" for thief because Temasya Suria is the only housing estate in Glenmarie that is not gated and guarded. I really hope RA can get I&P to build the perimeter and security system fast, once and for all. We are more than happy to pay the maintenance fee. And yes, I have registered with RA :)

    Anyway, thanks for the feedback on the men taking photos at Jalan Askar. I will pass this on to the other members of the RA and try to get the guards to look out. This sounds suspicious indeed.

    As for security, InP have agreed to provide this for 2 years at their cost. I believe this started some time around August last year. Hope you understand this.

    Still, if you can assist in any way in getting InP to relent, we'd love to welcome you to the team :) Interested?

  10. Hi Everyone ... just my 2-cents worth. As many people have moved in during the past couple of months, perhaps dropping a flyer / registration form for the association in people's mailboxes could be considered. Perhaps in the past many have not moved in yet, but since of late many have it would be a good opportunity for the association to get some mileage on this. I have bumped into several houseowners who know that there is an association, but too busy with moving in and adjusting to the new houses to have a walk around to register. Let's make it easy for them ... I'm sure with a form to be filled in and dropped off at the guardhouse, many would oblige.

  11. Jefe, may be its time to call for a meeting, plan for what the Committee wants to do in 2012. My guestimate is roughly 50% houses occupied now.

  12. After the initial fanfare and brouhaha...everything seems eerily silent from GTSRA (no further updates, meetings, communications, etc).

    Several residents spoken to are also in the dark over the ongoing progress of committee's activities.

    While we applaud the wheels being set in motion for the setting up of GTSRA as well as contributions of the 1st term elected members... it would certainly be encouraging to see the baton being professionally and successfully passed on to the next generation via urgent AGM.

    Theres a lot still to be achieved for the neighborhood - through systematic, ongoing transformation and hard work with a continued dedicated team - in order that residents here are eventually able to proudly associate with it

    The number of units occupied currently stands at 70 out of 133 units with more moving in soon as can be seen via ongoing renovation works on some units,

    As it stands, some of the original services established by I&P have been steadily deteriorating, example;

    i) Original landscape maintenance team was being replaced with non professional contractor.

    ii) Neighborhood security was reduced from initial 06 guards to 03 guards.
    During "nightwatch" only boomgate & main entrance is manned while other posts are completely abandoned altogether...can only presume that guards are sleeping!

    IT IS HIGHLY ADVISABLE THAT WE PROCURE THE SERVICES OF A MORE PROFESSIONAL NEW SECURITY COMPANY WHEN CURRENT TERMS EXPIRES.

    iii) Stray and owner's dogs are being let free to roam and defecate all over neighborhood esp around children's playground.

    iv)Irresponsible contractors placing portable waste collection dump bin haphazardly at intersection of housing, often with debris overflowing and scattered all over.

    Meanwhile, we hope that there is already working progress towards the election process of the 2nd term team of dedicated candidates.

    Last but not least, I would like to take this opportunity to thank all 1st term elected members for their time and contributions.

  13. Please address your questions and suggestions to Rohaizal - he is the acting chairpersperson and has been working behind the scenes to handle matters pertaining to the RA. For the record, I have stepped down from the committee for personal reasons. When the new commitee takes over, I will be happy to pass on the responsibility of handling this blog over.
