  1. Well done to the GTSRA and volunteers involved! 78% sign up (of the 90 houses) may not be a golden finish, but it is better than some other communities and this is in no small way due to the efforts of the committee and volunteers.

I'm curious though, of the 20 houses that have not yet or will not pay, what are the reasons they are giving? And what is even more curious is that some of those who were very vocal at the AGM don't seem to have signed up. Any reason why that is so?

  3. I understand that GTSRA had went house to house for collection & explanation of the current situation. Thanks for the taking time out for us.

Recently, i noticed water pressure drop. Does any of the resident experience the same thing?

I have spoken to unifi and they ask the resident to register their interest. When they see demand, then they will move into Temasya. You can click the link to do it.

    2. Hi Jimmy,

Someone approached my maid on Friday night to say something along the lines that they will be shutting down the water to Temasya or my house (she wasn't sure which) over the weekend for work being done at the shops being constructed beside us. I tried to look for this person afterwards when my maid conveyed the message but i couldn't find him. True enough, i was running on my house water tank over the weekend and the water came back on yesterday afternoon to fill up my almost depleted tank.

I am not sure how many houses were affected by this, but this may be the cause of the lower pressure being experienced?

  4. Hi Izuddin,

Maybe have to wait till every tanks filled up and then the pressure should go back to normal then. Will monitor again.

  6. What are the plans for the permanent security guard house to be built at the entrance?
I've got to know that even Glenmarie Residence and Saujana 0-Lot are having the guard house setup without consent from MBSA - I believe what they wanted when they come for the patrol is just some "pocket money", so are we still really waiting to achieve the 85% before we will go ahead with the permanent guard house?

We paid so much for the property but can't even have a proper entrance guard house? It's quite a joke rite?

    Just my 2cents :)

    1. Among our resident, some may not agree to the fencing and guarded. Therefore if we have the 85%, then i think RA will not be holding back in getting more infrastructure up and running. Otherwise, if RA use some money and eventually tear down (waste money)...it is not a pretty picture. Be patience..85% is almost there.

    2. That's great to hear that the gap is getting smaller :)
      Well done ALL!!

    3. 85% of 133 houses = 114 house. currently only 70 house agreed to the F&G concept. 44 more to go. probably another 1 year to wait! i m disappointed with those are staying in now but not subscript to the F&G concept.

If all 90 houses agreed to pay, then we only have 24 more (albeit still may not be easy to achieve).

In order to speed up the proper guard house and installation of boom gate, could the committee just ask the opposition residents just agree to the F&G concept but without paying the membership fee. The condition is they are not entitled to the access tag. After all, GTS is a freehold development, the RA cannot force them to pay up.

If RA continue to procrastinate, the whole process will continue to be delayed.

    4. Agreeing to Gated community and paying security fee is 2 different thing. For MBSA, they don't care paying or not, they just need consent. For 85%, we need 114 houses. I understand, we should have more than 100 signature already. Those not signing are the owner of the empty houses which they don't even show up at all. We need help of theirs neighbour that if they spot them, please ask them to sign approval letter and pass to RA via email or guard.

    5. Erecting fences between shoplots is having more priority than a nice guard house and boom gate. It will be done very soon. We hope all residents will think alike and put aside any difference for the safety of community. If you met the RA, just drop by and say hi to know each other better.

RA need more volunteer to help in money collection, pushing for things. Thank goodness, some of our RA & volunteers helped out by going house by house distributing stickers/receipts also. If all residents show positive support by paying promptly, RA job will be much easier.

Luckily the security payment is once a year. Else we may need to pay admin staff to get it done....which in turn cost the resident admin cost.

    6. Jimmy I think you get it wrong. Either 85% or 100% we cannot have gated & guarded because only semi-d or bungalow are allow to do that (pls check to confirm with Local Authority). For terrace houses legally approve is guarded neighbor hood only.

Just wanna get it right that all.

  7. First - many thanks to everyone for the effort on improving our community security.

We should continue to encourage those that have not paid to join our RA. I also cannot "brain" why they do not support our RA....... sigh. Also very disappointed with I&P.

    Just some suggestions:
    a) Speed bump at the security gate - to slow down cars entering and exiting. This will help our guards carry out proper checks (I notice some cars just zoom pass the gate) and also not endangered our guards standing near the gate.
    b) If we were to upgrade the boom gate - suggest to split into visitors and residence entrance and likewise for exit. Since the road is pretty wide, it should fit. Reason is to allow our guards can stop, inspect & register visitors car without worrying they are causing a jam. It would be even better if we have a card system, then the guards can just concentrate on the visitors lane.

  8. If it's true as mentioned that we've got 100 houses for their signatory, then we're left with 14 houses to go...
Can RA identify the remaining list of houses which owner haven't sign?

With that, it's easier for existing residents to identify whether it's their neighbour or the one few doors away who are still missing with their signature. I reckon it's more efficient this way, at least take a proactive measure rather than we going to our neighbours to ask if they've signed....

    1. Good suggestion. I will try to contact the RA committee member to get the list ready. Then everyone can lookout for these owners.

  9. Bro Jimmy, we will need to act fast on this.
Are we able to churn out the final list of those who hasn't paid.....
......and also those who hasn't signed for the agreement for gated and guarded?

    Thanks :)
