Have you Received the GTSRA Notice?

I came across the notice today and was surprised to read that the security service provided by Island & Peninsular is due to expire in August this year. I cannot recall the full details of the arrangement but this leaves us in a difficult position.

The notice goes on to seek the support of all residents in joining the RA in order that we may push through the application for a gated and guarded community. Obviously this is going to take funds - this first step is signing and paying your RM 300 subscription - please make sure to request a receipt upon payment.

I will try to get a scanned or soft copy of the notice to share here. In the meantime, do take an active interest in this development. Our community's safety and security is at stake here and we need to ensure that we are not left high and dry when the developer decides to dust their hands and focus on selling more units next door!!!

  1. May i know what is RM300 for? And how much is required on monthly basic when 133 house fully occupied and co-operate to pay? Where can i find the info for this G&G thing? I am fully supportive of this G&G and need more info to digest.

  3. Hi Jimmy,

    The RM 300 is to cover the current expenses like signboards, barriers etc. that the RA has had to pay for. To-date no amount has been officially announced for monthly maintenance. Obviously not everyone has joined and paid up so that remains to be seen how long that will last.

    We need 85% approval. From the last I checked we had around 60% but that was before the list was passed around at the guardhouse for residents to sign.

    Noted on the RM300. Unofficially how much is the monthly maintenance? How many guard are we getting? 3 man-hour x 24 hours? Auto-gate or manual gate?

    How can we ensure the developer to build the wall on their cost? It would bring up the house value and beautify the area.

    And where do i sign 'the list' to increase the 60% approval & pay the RM300?

    Thanks for the clarification. Firstly however, we would need a plan on how to get the 85% nod on the gated community. as correctly pointed out by both the anons, we would need a full plan on this as RM300 p.m. is not a small amount to pay indefinitely.
    i am definitely 100% supportive of this cause as i am also a resident but we would need some more details before i am sign up.

  6. Dear tcc - correction. The RM 300 is a one-time joining fee. The monthly amount has not been set.

    As for details, I am asking for a official contact from the RA as I am no longer part of the committee and will forward your questions. But in the meantime, if you are interested to sign-up, please speak to Bala who supervises the security guards. He should be able to point you in the right direction.

  7. Once the infrastructure such as wall, wires, auto-barrier & etc are properly set-up, then it would be more effective for G&G.

    Assuming we have 3 guards x 2 session of 12 hours (am & pm) x RM2,000 = RM12,000 per month. If share by 85%(113) of resident....then it would come to only RM106 per month. The more people that share this, the lower the cost.

    Then we have to think about something for those that DON'T co-operate and try to risk our neighbourhood.

  8. Hi jimmyay,

    I seriously doubt that the developer will bear the cost of the wall/fencing beyond what they have done. Clearly they have decided to drag their feet and this is reflective even in the way they are dealing with our warranty claims - try dealing with the piping sub-contractor and you will understand what I mean.

    As for the monthly costs, there will always be people who feel that they have a right not to pay or will only pay if things are going their way. The RA previously mentioned making it compulsory for them and any other guests to register each time they enter. Otherwise, we have to be more creative as the law doesn't provide much in terms of enforcement in this area.

    thanks for the reply. Yes i agree as well that ppl will only pay once things are their way. I will register once i move in. meanwhile i think in order for us to maintain it a guarded community, we would need more ppl to move in first. then we can try enforce them to join the community. there are not urgency for those who have not move in.

  10. mplementing G&G takes time. Since the security guards service provided by I&P is going to EXPIRE in Aug 2012, the RA need to set up a meeting with the residents ASAP to discuss about the guards, wall, fencing, monthly maintenance fees or any kinds of fees, residents who DONT cooperate, etc..Just thrash everything out and we find solution TOGETHER.

    Based on what I know, many of us don't even know WHO are the committee members, where to pay, how to feedback, contact person, many things still very BLUR. We get BIT AND PIECES of info from HEARSAY or neighbors only.

    Stop complaining and ACT FAST. So, RA when is our next meeting????

    Having resigned from the RA committee some time ago, I am not in a position to reply with certainty. From my understanding, acting President is Rohaizal Idris - you can get his contact details from the guards.

  14. Follow up on the assumption and calculation of Mr Jimmy i suggest to engage our current Guards to act on freelance.

    According to sources,they are paid 1200 per month except Bala may be slightly higher.They have six personnel altogether working on 2 shifts.If we engage them privately without going through the Security company ,we will be able to cut down our cost .

    Let's solve the guards issue first and have peace of mind !

    Did the guards say they didn't know how to reach Rohaizal? Which one? They get their instructions from him, so this cannot be true... I have requested for a RA contact number and a copy of the notice - will provide once I get it. Hope you guys understand that what I have is a personal number and it would not be nice for me to post it without permission.

  19. I m a new owner and hv not move in yet. I did receive the notice n try to get the contact number of the committe from the guard but he didn't hv. All he told me is person in charge is house no.59. So, whoever here is in the committee or hv their contact no, pls share it so we can get things solved faster.

  20. In my opinion, best way is to have a meeting ASAP and Rohaizal must be present. We keep listening Rohaizal's name but he is to no avail. We need someone who can "MAKE THINGS HAPPEN".

    Totally disagree with the idea of freelance guard. Proper way of engaging the security company is the best control practice.

    Is this blog the right communication channel for GTSRA? Who is the person checking this email glenmarietemasyasuria@gmail.com ? Mr Jefe, please ask Rohaizal to log in here? It had been a week since this issue is highlighted. The resident are very positive and eager to meet him...that is a good sign. Let's strike while iron is hot.

    Can anyone confirm whether I&P is asking the phase 2 buyer to directly sign the support for G&G during yesterday launching? This would be effective.

    1. Dear jimmyay,

      As I explained before, this blog was set-up for the RA to communicate with the residents. Since I vacated my position in the RA, I am just maintaining it until the committee assigns someone to take over.

      4-5 members of the RA have access to the email, and I still retained access because I set it up. There has been no email sent to that account recently. What I do is to forward any enquiries or concerns voiced here to a member of the RA for their discussion.

      FYI, I have been highlighting these issues and more since the start of the blog, but not many bothered to respond. I hope more will take this up as I think it will require more cooperation before something is achieved. The launch of the newest phase of Temasya is a great opportunity for us to voice our grouses - but only a handful have responded.

    As all you know this is my second time I tried to reply to this blog. That shows that am not so good to interact to this new electronic gadget. Please accept my apology not to logging in earlier into this website.

    As you area aware we have had fighting to have a proper fencing from the Authority and I&P since last year. Of course we seek I&P to install its free; the parameter fencing and MBSA; to obtain the necessary approval.

    FYI, we have obtained the verbally blanket approval to install the parameter fencing recently. Thanks to Goh, Dicky & Mazly that helping me to negotiate with MBSA.

    To Lau; your afford and assistance in getting the free parameter fencing from I&P is very much appreciated. Dicky informed me today I&P finally agreed to install the proper fencing. The installation will start tomorrow (27 Mac 2012).

    To Jeff; a big thank to you for maintaining this blog.

    On the other hand, the security guard issues; we have brought this to I&P to extend it until Mac 2013 but nothing has concluded as the contract still valid but of course we have to prepare and to find solution in case they refuse to extend the contract; soonest possible.

    I can't really answer of all the questions but we will have an AGM soon I will discuss with Goh (Secretary) to find the date when and where we should have a proper meeting place.

    i hope at the very least it is a 2 metres wire fencing...
    and not like the ones in Jurubina with 1 feet wire fencing in between the plants... Saw on one occasion where the construction worker climbed through to get some of the equipments and materials in Jalan Jurubina.
    But it is definitely a bonus if its a wall fencing. :)

  33. Everytime i visit my friend in Canal Garden in Kota Kemuning, a G&G community, children are running in the field and basketball court. Some gate are not even closed. Elderly are out in the garden. At least when we are out working less worrying. I hope Temasya will have this fast.

    Another plus point, house prices in G&G and non-G&G varies greatly up to 50% with similar size. RM650K VS RM1M for 24x75.

    Does that mean Temasya house will reach minimum RM2.2M once G&G finalise?

    It is my fervent hope that more information is communicated to the community but this will only happen if we all take on a genuine interest rather than waiting for a few people to do the job for us...

    My neighbour told me the guard house will be shifted to the other end instead of the playground.

    Is that true? Seems like there is conflicting info. Anyone?

    Quite frankly, I see very little progress with the fencing or even security arrangement and April is fast ending.

    Also, why are there so many taxis in this one house facing the factories? We have become a parking lot? It is a terrible eye sore. What is the point of having car stickers if even this cannot be controlled?

    To compound the situation, there are 2 guys going around acting like this is their personal property; one doing renovation and has so many cars blocking the side road with his materials stacked outside and another giving the security instructions and apparently paying for illegal speed bumps to be built on the road adjourning Temasya and the new Phase!

    I am appalled that the RA is taking a blind eye to such inconsiderate behaviour...

  44. Hi , I would also wish to share about foreign worker staying there. Apparently there is a big group of foreign workers occupying a unit at Jalan Polis. Is there any solution to this problem. My family does not feel comfortable .

      Unfortunately it is a difficult situation we have to face up to. I think the law does not forbid this, nor have we signed any common rules agreement.

      Unless they become a nuisance which then could become a police matter, there is nothing we or you can do short of speaking with the owner of the property. Others please correct me if I am wrong.

    I attended this afternoon RA meeting and am glad to observe that residents who attended are united in our common objective to have a safe & secure neighbourhood for all. Let's keep this positve energy going!
    Many thanks to the president, Mr Rohaizal, the sec Mr Goh and others like Jeff who have kept this blog going. I am sure the minutes of today's meeting was recorded and we look forward to view on this blog what the common agreement regarding fencing, the guardhouse location as well as some issues raised like engagement of the guards beyond Aug 2012, the costs, monthly subscriptions, additional costs if the fencing is to include the road shoulder (I&P hopefully be persuaded to pay for a higher fencing too.

    By the way I share the same views with Adam and YK regarding their issues raised.

      Thanks for the kind words. However, the success or failure of the RA is in our common hands. The RA has seen our numbers depleted due to a variety of reasons and it is not secret that we need more help. And not just any help - we need people with good intentions for the common good.

      The needs of the many outweigh the needs of one. This applies in our situation as well and if we do not work as a united community, we may end up with less than what we bargained for.

      If anyone here has relevant experience and truly want to help maintain the security, peace and investment value of our homes, please make yourself known.

    I just moved in 3 months ago, and yesterday's meeting was the second one that I attended. It was nice to have met quite a few of you, not mentioning meeting a schoolmate of mine after 30 years here.

    I have a concern. I paid the RM300 during the first meeting organised in the end-lot at Jalan Polis to Alicia and Cathy (who were nominated on that day), and this does not seem to be reflected on Bala's (security guard) log book. What happened to the money? I have not been issued the sticker because they do not have this information. Ladies, could you please do something about this?

  50. on another issue, can we all please address the matter of kebun behind some houses, before it further gets out of hand. now we have kobis, serai, curry leaves, tapioca, coconut trees, kang kong, spinach and to make matters worse, some of the kebuns are poorly maitained. maybe next time somebody will set up some pondok selling fresh vegetables in the backlane.. or rear chicken and ducks . please folks, this is a high end property and can we please please keep the community nice and uniformed like glenmarie gardens, saujana o-lot, desa park city . we dont see any kebuns there.

    I understand where you are coming from.

    Do understand that the RA committee is badly undermanned and the focus is now on the fencing and security issues. These are crucial issues that can and will impact our homes and should remain our priority.

    HOWEVER, to make things more orderly, I am looking at setting up a complaints section somewhere on this blog. This way we can all share what is important to us and see if we can come up with some common consensus as a community. Unfortunately you will discover that there are a lot of limitations to what we can do in terms of enforcement. What is important is that we share a common goal and key priorities. For the rest, it involves give and take.

On 22.4. 2012, at 5.30 -5.45pm, along Jururancang, happened a case whereby a Malay or Indonesian, who was dressed quite smartly (if you any CCTV good image of the man, please revert to any committee member] walking away from a house. We are not sure what time he came into the area. He was wearing long slacks , short sleeve shirt, quite good looking and wearing light brown shoes.

    He was reported to the guards by a resident when he was seen leaving by walking along Jalan Jururancang, with a gunny sack and 2 bags, towards the I&P showroom, then climbing over the barbed wire fence at the end of Jalan Jururancang. The guards tried to apprehend him but he ran into his parked light green Proton parked on the main road behind the hedges (looked like Proton Aeroback]. Apparently a guard managed to break his side windsreen. He sped off.


    In his haste to get away, he dropped his bounty and the goods are now held by the guards.

    The 2 owners of the lost goods reported to the guards that the robber broke open the padlock to his metal cabinet where he kept some of his working equipment and thanked the guards for their fast action.

      I was informed that this happened yesterday evening and have no details myself. I think this only illustrates the importance of having a proper fencing and guardhouse moving forward.

      I quote a resident who hit the nail on the head when he said that "fencing and guards are no guarantee". We need to exercise vigilance as a community too - but let's get the basics correct first.

    Notice today 23rd Apr 2012 there has been fencing modification on Jln Jurubina. I had a short chat with the contractor who get working order fr MBSA. Basically they are extended the height of the current short barbed wire fence to roughly total 5 ft and put additional barbed wire. They said there were 2 locations that the wire being cut off !!!!
    I was in the last Sunday meeting but seems no info fr RA about this activity which is a good news for Jurubina residents. My 2nd points is, to be fair with jalan jururancang fencing type, I would suggest that we up grade Jurubina fence as per jururancang's type (5 ft chain linked wire).
    Understand that we need to prioritize to resolve our issues but please do not forget Jurubina's fence (3ft barbed wire only) as well while we works on others area.

    I will refer this matter to Rohaizal and Goh but personally I do not know of any such decision.

    Living along Jalan Jurubina myself, I am just as concerned about the nature of the fencing.

    Thank you for your support and positive comments. As mentioned by Jeff, the committee is currently undermanned but we have received offers of assistance albeit on an ad hoc basis. Be that as it may, a little help goes a long way. Thank you guys (Clarence, Soong and Izzudin).

    In the circumstances, the committee will have to address the most important issues first, namely the fencing and the guards.

    Call it a coincidence but there was an attempted theft along jururancang on the day of the meeting. Quick action by the guards (after being alerted by a member of the community) prevented the thief from escaping with his bounty.

    The thief's point of escape was between Jalan Jururancang and Jalan Kurator (presumably as the junction is now a cul de sac by virtue of the current fencing system and beyond the eyes of the guards).

    This fortifies the need to commence fencing from the road shoulder as opposed to attaching the fencing between all the corner lots amd therefore converting the end of every row (save for Jalan Polis)into cul de sacs. Give yourselves a pat on the back for voting the way you did at the meeting.

    We have also noticed the farming activities being carried out along the back lanes and we will hopefully address this matter upon the completion of the fencing. The Committee is however mindful that there may be some sensitivities in respect of this issue as some people like their vege and produce farm fresh.

  56. Hi All! I was just wondering if the guys who are meeting the MBSA on the gating issues could also bring up a new issue. MOSQUITOES!!! It's a nightmare with the mozzies. If you are busy on other issues, please provide a name and number in MBSA for us to call.
    If it is already a pain for us, just imagine the poor guards who have to sit there at night and suffer with this problem.

    I think all I&P will provide is some fencing and perhaps labour. While I think we all want a nice brick wall, the financing is a major wall to scale - pardon the pun. You are most welcome to bring this up in the next residents' meeting - say hi, I won't bite ;) - but at the very least, fencing up gives us some security in the interim.

  59. Hi, I would like to address the comments on the vegetable patch along the backlane. It is a mild form of therapy for the old folks apart from having 'organic' produce from home. I do agree that the place does look a bit scruffy and overcrowded hence, we will for the time being try to limit the choice of vegetables and do away with the 'coconut, papaya etc trees if any' unless the RA/MPSA eventually issues an order prohibiting 'farming' on the patch of green. I think this is not a major issue for the moment - although we may need to come up with some consensus at some point. What I do appreciate is your attempts to address other people's concerns in your choice of vegetables. In the end, it is all about compromise and hopefully it will not leave anyone too upset with the situation.
