We are pleased to update the progress made following our meeting with I&P (our developers):
Perimeter Fencing and Security in General:
1. I&P will try to assist us in our efforts to set up the perimeter fencing by giving us the complete owner listing. This will enable us to contact all owners in an effort to reach the 85% approval threshold required by MBSA.
2. We requested and are awaiting I&P's response on the installation of barb wire within the hedge along Jalan Askar as a temporary security measures within the next 2 weeks.
3. We also requested I&P's assistance on getting a fair quote for the perimeter fencing and guardhouse. I&P will discuss with their planners and to advise the total costs within 1 month. The RA to get similar quote from external contractors for the purpose of price comparison.
4. We have requested and I&P have agreed to consider contributing towards the fencing and guard house. RA would need to officially write in for the contribution.
Car Sticker Policy
As part of the security enhancement procedures, GTSRA will be implementing an
official car sticker policy for every registered vehicle entering the compound. All
registered members of GTSRA will be allocated 2 free car stickers per household.
Additional car stickers will be charged RM 30 per vehicle.
This policy will come into effect at 8.00 am, 1 June 2011 and only vehicles with the sticker will be granted automatic access into the compound. Without exception, all vehicles without sticker will need to be registered at the guardhouse. You may register and collect your car stickers from Cathy.

ReplyDeleteI agreed with u, those who leave comments here should leave your identify too. I m Mr Bong. i think the car sticker policy is good. should the RA also set-up some ground rules on renovation. My suggestions are as follows:
1. Renovation could only be done from Monday and Friday
2. No renovation is allow on Public holiday
3. Renovation time from 9 am to 5 pm only.
4. Garbage truck must be placed at the back lane instead of front lane.
5. Construction workers are not allowed to stay over night at owner's house.
6. All contractors must be registered at guard check point.
7. All contractors are not allowed to hang its banner at houses.

ReplyDeleteInstead of blog, could we set-up a forum where residences could freely communicate on a certain topic. The blog set-up seems not so effective as all comments are hidden. it does not seem to get traction. some promotion on this blog should be done.

ReplyDeleteSorry for the late reply. Quite simply, forums will probably incur some hosting charges... unless you have a solution. Furthermore, we are a small community of 100+ homes... does it really make a difference? Just thinking aloud...

hi Jefe, i understand if there is cost involved. Anyway i not an IT expert. i always tot public forum like realestate.net, lowyat.net and so on provide free forum! its just my suggestion if this can improve the activities of this blog. i do not have any problem communicating thru this blog.

ReplyDeleteYes, there is a cost associated with that even though the software may be free.
As for the other suggestions, we have many differing views on this. At the moment, InP is managing the area, and that includes security. We are working in tandem with them with the gated initiative taking precedence.
For us to be an effective voice, we need the explicit support of all owners and residents in GTS. Otherwise, we are limited in how we can enforce such rules.
